Condo review:   One Draycott

Last week (on 6 July 2018), I visited the One Draycott showflat. The showflat is not at the actual site itself at 1 Draycott Park, but at Leonie Hill.

This is a freehold 18-storey luxury condo development consisting of 64 two-bedroom apartments, with swimming pool, outdoor dining area and gym on the 2nd floor. The façade is quite eye-catching – with muted gold and champagne trimmings alongside black horizontal bands.

The developer is Champsworth Development, a subsidiary of Malaysian property player Selangor Dredging Berhad, which has done a few projects in Singapore, including the Village at Pasir Panjang and Gilstead Two. The architect is award-winning CarverHaggard of London.

As background, in the middle of last year, Champsworth Development paid S$72 million for the original 7-storey block on the site of 1 Draycott Park. This translates to a price of approximately S$1,787 per sq ft per plot ratio, inclusive of development charges for the 17,442 sq ft site.

It is interesting to note that the developer has made use of the unique triangular shape of the site to develop a building that will offer views from every unit. Most units will have unblocked views overlooking Raffles Girls School while other units will face the Ardmore condos’ direction.

Every unit comes with private lift lobby and enclosed kitchen, and comes in 2 sizes – 732sf and 797sf. Prices start from $2.6m. There are 4 penthouses with high ceiling of 4.6m, with prices starting from $3.2m. I find the interior layout to bright and functional, which both owner-occupiers and tenants would be comfortable with. I guess that if you have sometimes wondered what it would be like to own a piece of real estate in the coveted Ardmore/Draycott area, this may be a good opportunity!
