QUALITY MARK ASSURANCE

To provide assurance to buyers, the developer Kingsford Huray Development will complete a Quality Mark assessment for all units at Normanton Park before applying for a temporary occupation permit (TOP).  The Quality Mark measures the quality of workmanship in each unit of a newly completed private project. 

The scope of the assessment includes the workmanship standards of internal finishes of the flooring, internal wall, ceiling, door, window and fixtures like wardrobes and kitchen cabinets, among other things. It will also include water-ponding tests for the bathrooms and toilets.   The developer will thus need to incur inspection fees, preparatory costs and additional construction costs to ensure adherence to workmanship standards for Normanton Park.

NORMANTON PARK IN THE NEWS

Chinese developer Kingsford Development will open Normanton Park’s 12,000 sq ft sales gallery for VIP preview on Jan 1, 2021, with public preview to start the following day. The project is scheduled for launch on Jan 16. As the first project to be launched in 2021, the 1,862-unit Normanton Park is also the biggest residential development since the 2,203-unit Treasure at Tampines was launched in March 2019.  “Normanton Park is the last of the big, privatised HUDC estates that were sold en bloc in 2017,” says Nicholas Mak, ERA Realty head of research. “It’s the only project of such a scale – with more than 1,000 units – to be launched in 2021.” …. Click here to read.

The developer of Normanton Park, a 1,862-unit leasehold condo project that was hit with a no-sale licence nearly two years ago, has got the green light to sell its units, but with conditions.  The largest and first new launch for 2021 will open for public preview on Jan 2. Normanton Park, whose name was retained for the new project, comprises 1,840 condo units, 22 strata terraces and eight shop units …..   One of the conditions requires developer Kingsford Huray Development to complete a Quality Mark assessment for all units before applying for a temporary occupation permit (TOP), a spokesman for the Urban Redevelopment Authority (URA) told The Straits Times.  Essentially a voluntary scheme, the Quality Mark measures the quality of workmanship in each unit of a newly completed private project ….  Click here to read.

Normanton Park was deserted on Thursday (Oct 4), bereft of its human inhabitants — and some pieces of signage and estate furniture — as the last residents moved out of the 41-year-old estate which had been sold en bloc for S$830.1 million …..   (click here to read)

Normanton Park estate near Kent Ridge Park has been sold for $830.1 million in one of the biggest collective sale deals seen here…..  Each owner at the 488-unit former HUDC estate will get a gross price of between $1.68 million and $1.86 million ….  This translates to a land price of about $969 per square foot per plot ratio ….  (click here to read)
