Condo review: THE MINTON

This is a 99-year leasehold 1145-unit condo along Hougang St 11, off Lorong Ah Soo, and near to Serangoon MRT and Nex Mall.

There are a total of eighteen 17-storey or 15-storey blocks, with a variety of unit types ranging from 1-bedroom (549 to 797 sqft) to 3-bedroom dual key (1453 to 2013 sqft) and 5-bedroom penthouses (2884 to 3434 sqft), There are also 6 commercial units within the development.

The developer is Peak Garden, which is a Joint venture between Kheng Leong and Low Keng Huat. Kheng Leong is a privately owned property group controlled by the family of banker Wee Cho Yaw, while Low Keng Huat is a listed construction and property group.

As background, in 2009, Kheng Leng bought the site of Minton Rise, a privatised HUDC estate, for $209 million in a collective sale. The 472,378.5 sq ft site is zoned for residential use with a 2.8 plot ratio.   The unit land price works out to about $236 psf of potential gross floor area, inclusive of an estimated $84 million development charge and a $19.5 million sum (estimated last year but not confirmed by the authorities) for upgrading the site’s lease from a then remaining term of 79 years to a fresh 99-year term.

The extensive range of facilities/amenities available within The Minton is impressive.

The estate has big spacious grounds, with a 3-storey clubhouse, large swimming pool, water playground and a dome-shaped air-conditioned badminton hall taking centre stage.   The club house has a mini-mart as well as a gym, spa, karaoke, billiards & table soccer, band and function rooms.  There are five BBQ pits dispersed throughout the estate.

There are 2 other recreation areas in the lower grounds of the estate — one area features a 50m lap-pool and tennis court, while the other area features a 30-seater library located amidst koi ponds.

It is about 10 minutes walk to Serangoon MRT or Nex Mall, and there are many buses along the main road.   There are also supermarkets and coffeeshops nearby in the HDB estates.

If you are looking big spacious grounds with a resort feel, and especially if you have kids, this condo may appeal to you in its own unique way.
